District 95 hired Ruck-Pate Architectural firm in April 2004 to conduct a Feasibility Study, Condition Assessment and make Recommendations
pertaining to the physical and mechanical integrity of the Annex, now
the New May Whitney.

Site and building condition issues include:

Drainage and Storm Water Management, page 5.  "The existing, limited storm sewers in this area are unable to prevent water from entering the building, particularly at the kitchen, during periods of heavy rainfall.

Roofs, page 9.  "The condition of the roofs is generally fair to poor." 

Windows, page 10.  "Several openings show signs of water penetration."

Finishes, page 12.  "The ceiling tile throughout the remaining building is sagging and in poor condition and needs replacement."

Mechanical, page 15.  "The piping distribution system shows signs of failure and is in need of repairs."

Ventilation, page 16.  "Ventilation throughout the facility does not comply with current ventilation code requirements."

Plumbing, page 20.  "There are extensive signs of repairs and system failures throughout."
